Most boards carry a separate painter, plumber, electrician, and washing crew — four schedules, four invoices, four people to chase. Every trade below is handled under one relationship.

Handyman Services

General repair work across the property, sized to the item rather than the trade. The catch-all that keeps a punch list from splitting into four vendor calls.

Typical calls Loose railings, sticking doors, damaged mailboxes, hardware replacement, mounting and anchoring.

Painting & Drywall

Interior and exterior repainting, patching, and finish repair for corridors, stairwells, units, and common rooms.

Typical calls Scuffed corridors, water-stained ceilings, impact damage, unit turnover repaint, exterior touch-up.

Pressure Washing

Building facades, walkways, entryways, pool decks, and covered parking — the surfaces where Gulf humidity shows first.

Typical calls Mildew streaking, walkway staining, roof and gutter grime, pre-inspection cleanup.

Plumbing Repairs

Leak tracing, fixture replacement, and the preventive work that keeps a small drip from becoming a drywall claim.

Electrical & Lighting

Turnover cleaning and common-area upkeep, including the specialty work a routine janitorial contract leaves out.
